Special Board Meeting, Monday, Sept. 20th at 11 AM, not 9 AM

    I doubt you will ever know the final cost.

    in today’s construction world, there typically more than one contractor involved. Concrete pad, underground plumbing, framing, electrical. Not uncommon to have many contractors involved.

    Welcome to new poster Enquirer!

    After reading your post, it appears to me that you are very knowledgeable about the golf course maintenance building that is the only item on the agenda for Monday.

    You first sentence ("Generally, as with the Lakes East/West golf maintenance building, the Board approves the PIF expenditure, and members do not hear further in the matter (outside of the monthly RCSC Management Reports) until the bidding process is complete, and the documents readied for the Board’s approval for award. The Board and the Board’s Bid Commission oversee this process.") piqued my interest so I consulted the corporate documents and got lost in a bunch of gobbledygook. If what I read below is fact, isn't a Maintenance shed considered part of Maintenance expenses?

    1. Projects funded from the Preservation and Improvement Fund must:

    1. be approved by the Board of Directors;

    2. be a minimum of Three Hundred Thousand Dollars ($300,000); and

    3. have a depreciable life of at least fifteen (15) years.

    2. Income from Preservation and Improvement Fund investments will be retained in the Preservation and Improvement Fund.


    3. Preservation and Improvement Funds are not to be spent for normal operating or maintenance expenses.

    I think what bothers me the most, though, is that the Board holds a special meeting with one topic and will let the members speak for their 3 minutes, but in the long run, it matters not what we say as WE HAVE NO SAY! And it only gets worse if they try to rush this through without a 2nd and 3rd reading.

    PS: I am not a golfer; I don't even know where all the golf courses are located in Sun City!

    I don’t actually recall, but I suspect Aggie is probably right about South golf maintenance building being a prefab. If that is so, than it is not clear why RCSC management found it problematic to repeat their efforts on behalf of Lakes East/west golf maintenance building.

    As for the actual cost of the South golf maintenance building I will defer to you. The RCSC Management notes a “final price” of $600,000. One would expect an insurance payment, but the report did not note it.

    The Willow Brook/willow Creek golf maintenance building final cost was reported just shy of $1.9 million. Since it is reported as final costs ALL costs should be included, but the report does not breakdown each cost, so were the skilled trades included, remains unanswered.

    Even though there is urgency in getting this project done, perhaps we need to revisit using a prefabbed structure.

    Operating maintenance expenses are just that, expenses. These are costs of doing business.

    Golf maintenance buildings are physical structures that are constructed, and currently fall under the parameters of the PIF.

    One more thing, and please correct me if I am wrong, but the Board approval of the contract award is an “agenda item”, not a “motion”, so the three readings does not come into play.

    Damn, you are right E, this is not a motion and only need approval by the board for the final total cost. Same old shit, different day.

    Apparently they need to approve the expenditure in front of the maddening crowd. There is by the way before they vote to accept it, the opportunity for members to speak on this single issue. I suspect you will hear two things: Thank you for your comments and you are not speaking on the issue at hand, your remarks are out of order. Other than that, i'm sure they really want to know how you feel about a 4 million dollar storage barn.

    3.9 million dollars for a Storage Barn seems very excessive. But I realize that Materials are very expensive these days and that there is the existential threat of supply chain - shipping of materials can lead to severe cost overruns. Has there been assurances that there will be available materials and construction labor to complete this project on time? Why is it 3.9 million dollars instead of perhaps 1.2 million? These might be points I raise before the board.

    I think most golf course has a storage building for their equipment. They were built around the time the courses were built which means they are very old. For years now the long range plan has included a $750K price tag on them to be replaced. Probably close when the first put them on the list. Obviously not even close using today's numbers.

    The Lakes East/West building is off of Cameo, about two blocks east of Del Webb Blvd. It sits adjacent to the second hole green (if memory serves me). It's on a fairly good sized piece of property and behind walls.. It not only houses the equipment for those two courses but also at least some if not all of the "grounds equipment." They may store other stuff there and it is in bad shape.

    Obviously the size of the building will dictate the cost. We've seen no detail nor have we seen comparative bids, but that's not unusual as they claim if that kind of information gets out no one would bid projects. Never bought it, but that was the argument. No idea if they have shopped the difference of prefab to concrete/block and wood structures. I do like the fact they have an actual building guy on staff; the question is, do they listen to his recommendations?

    I don't think the final costs are all in for the Grand Center as there's still that huge dirt floor building at the northeast end of the 2nd structure that hasn't been completed. Still wondering what that is going to be.

    There is another venue coming up that will give new homeowners an idea of who does what in Sun City. The Sun City Homeowners Association is putting on the event and it is always a well attended program.     SCHOA have been very good for Sun City, but they have become good ole boys and girls full of retread ideas.

    It is the problem of moving away from that identity of a "Community of Volunteers." Not a big bible guy but you do reap what you sow. Thank God people keep coming back or there would be no one doing it.

    Apparently they haven't decided what to use the space for. Makes no sense to me unless they would want floor drains built into the project.

    Floor drains are normally done before the walls go up. Are there any pipes sticking up from the dirt (I haven't seen the inside of that building)?
    I'm actually surprised to hear that walls are up and there is still a dirt floor. Makes little sense to me.
