Sun City Rental...

    We're nearing completion of the rental property we bought, though haven't found renters yet. We really haven't been looking, hated to show potential renters before it was done. We have some folks that want it for 3 months but we'd like to get 4, 5 or 6 months.

    A friend works for one of the Realtors in town and offered to present it at their weekly meeting. He brought it up but was told to put the information on a card and hang it at the office. I felt compelled to write up a summary of the property and like almost everything I write got kind of long winded (go figure).

    As things have been pretty slow on the site as far as posters and new topics, I decided this was a good opportunity to post what I have written for the general TOSC population. I could list it on VRBO and may well do that, but for now, here's a copy:

    There’s no better way to decide what age restricted community is the best choice for a potential buyer than to experience those that appeal to them. That’s not always easy as some don’t allow them and others have severe limitations on rentals. The original Sun City AZ was built on a platform created by John Meeker called Play and Stay. Some 50 plus years later, rental properties are still an important component in marketing Sun City.

    We know rental units are short on supply and long on demand. That’s why my wife and I recently bought a nice Cordova model in Phase 2. We’ve just finished furnishing it and is as nicely appointed as any rental property in the community. Your potential clients need only bring a tooth brush and the clothes they will wear. We have included Cox high speed wifi coupled with a new Acer computer and Windows 10, Cox’s 190 channel cable (including HBO and Netflix) and local phone service. All utilities are included in the rental costs.

    Rentals for the three prime months are a given; January, February and March. Those months are $2000 per month and as an incentive for a longer span of time, any additional months can be had for $1500 per month (November, December, April and May). Our goal is to secure a minimum of four months and clearly the longer the better for both us and your client. As we are approaching November, we will be happy to extend months as necessary.

    As you all know, the Cordova is 1597 square with 2 large bedrooms and 1.75 baths. Both bedrooms have new king sized beds and new bedding. There are 3 recliners and 2 leather sofas and all have power mechanisms for ease of use. There is a gated front patio with seating area and also a large screened porch for nice late night dinners. We know the importance of being able to recommend a potential client be satisfied so we would be happy to show you the accommodations at your convenience.     As a former SC Visitor Center board member, former SCHOA board member, former president of the Del Webb Sun Cities Museum and former RCSC board of directors, I understand the importance of marketing Sun City. I have included the two magazines I authored while on the RCSC board to give you a perspective on how strongly I believe Sun City has nowhere near reached our potential. While this rental property is a tiny step in helping showcase Sun City it is truly an opportunity for opening doors for the next generation of buyers who ultimately will bring their friends and relatives to visit. As the Realtor who assists them in finding a quality rental, you set yourself up for those who follow them out here and better yet, can show your clients properties while renting here.

    We know we got started late in the game for this seasons rentals, but that may well be a blessing as the number of rentals out there are minimal and the ones left are overpriced. If we haven’t got it rented by mid November we will reconsider our options, which include listing on VRBO or doing higher priced weekly or monthly rentals.
