Nope. There-in lies the beauty of the creation of the PIF. In 1999, Sun City was facing the prospect of much higher rec fees or worse, trying to pass special assessments to do improvements. In essence, they found the magic bullet and dodged both. The Preservation and Improvement Fund was essentially an impact fee or point of sale attachment that was sheer brilliance. The reality is, we in all likelihood will never see a special assessment and better yet, we are keeping our yearly fees far lower than anyone else out there. How does it get better than that?
