We just left a Gemini twin home that was open on the Riverview golf course. With the pending remodel of the course, it will now be on hole #10 (it used to be hole #1). The home had been opened up to take full advantage of the course and while the remodel left some things to do, it easily was move-in ready. They had enclosed the room adjacent to the garage where the laundry is and it created a very spacious 1936 square feet; extremely large for those models. The home went up for sale on Tuesday and the asking price was $189,500 (HOA fees are a reasonable $175 per month, roof not included but coated in 2013). We were surprised at the flooring; it had a wide plank wood look, but was actually vinyl. At some point a buyer may want to redo the kitchen and bathrooms. The open floor plan was inviting yet still afforded a number of rooms to escape to for your own privacy. Bedrooms were on opposite ends and there was a screen porch perfect for a whirlpool, though the backyard was tiny. I'm surprised this one took as long as it did to sell (a couple and a half weeks). On the golf course and move-in ready. But alas, now it's gone. It will be curious to see what it sold for.
Good news, bad news on this one; good for buyers, bad for the seller. Drove by today and the pending must have turned into a no sale because it was open again today. Interesting how much that happens out here.
Being pre-approved is a start....there are tons of ways for buyers to not qualify, one missed date or deadline will do it. Buyers need to be at the top of their game leave themselves plenty of time for someone in the process to cause a delay. We are fine, but I can see how not qualifying for something other than having/getting the funds is possible.
