We've lived in other planned communities across the country and usually the amount of upfront and annual fees are determined by the type of property. It appears that everyone pays the same here, even if they live on a lake or golf course. With all the talk of financial doom in the near future my question is; why do the residents who live on the lakes and golf courses not pay both a higher upfront fee and higher annual fee? It seems like they benefit the most from higher property values yet pay nothing more than the rest of us living in the desert flats. I was surprised when the lake needed repairs the lakefront owners did not have on one time assessment to pay for the fixes (of course not 100% because they share with RCSC and commercial businesses). If we are looking under rocks for funds why hasn't the Board tapped the residents that benefit the most from living on premium lots?

That's because Viewpoint Lake is owned by the RCSC. If you owned a home on Dawn Lake you would be paying for the repair.
