When I moved to Sun City in 2007, I must have looked at hundreds of condos. Here were my requirements. 2 Car Garage Grass not rocks - I think that makes it seem cooler No flat roof (my son remodels houses & says they are not good) 2 Bedrooms 2 Baths - I have a lot of houseguests I did not want to do any remodeling and it had been done by former owner/s I was lucky and got even more than I bargained for. The AZ room had been converted into another indoor room. It's my tv/sewing room. A patio had been added and is complete enclosed with windows/screens One wall of the garage has floor to ceiling cabinets. The indoor laundry room has lots of cabinets and drawers. Lots of tile - kitchen, hallways, bathrooms I also have several walls of mirrors including closet doors in guest room The SC Visitor Center has a book with all the floorplans. Mine is D35. I think Ken Meade is probably the most knowledgeable for buying/selling in SC. They have free maps and probably a list of floorplans. No I don't work for them. So having said all that, make a list of your priorities. You might just want to do your own remodeling.
Pegmih, Would you mind sharing what your HOA runs a month? I heard that there are many different HOA's and they are all charge a different amount and take care of different things. Some allow pets and rentals, some do not.
My COA is basically the same as yours except it is $173/month. It wasn't until a couple of years ago that we voted not to allow rentals. I like have the laundry inside. At one place I looked at, you had to go out to the garage and then into laundry room. Very inconvenient. At another place, the window over the kitchen sink looked into the garage. Yuk! My present kitchen window overlooks the front towards the street. Usually I knew as soon as I walked into a house whether or not I liked it. I started working with a realtor when I still lived in Washington. He sent me pictures, prices, etc. When I moved down here, he showed me many condos. Then a friend of my sons who is a realtor showed me a few places and I bought my condo within a week. He knew exactly what I wanted. The other realtor was not too happy. I'm curious. Do you have a mailbox by the street? My mail is dropped thru a slot in my garage. Very convenient.
The HOA fees are quite reasonable for what you get here. We have looked in HI at buying a condo and the HOA fees are between $1,100 and $1,200 a month...ow. I think we have it pretty good here.
