Just Looking-A Couple of Questions

    Hello, I am new here and I have a couple of odd questions that I can't find answers to.

    From what I understand, residents are not allowed to garden in their backyards; however, there is a community garden area. In this community garden area, do you get your own private space?

    Also, I am not of retirement age yet, but my husband will be 55 soon. I'm in my 40's. Are there other residents in their 40's?

    Grandchildren... I do not have any yet, but I certainly hope I eventually have lots of them. Any problems with grandchildren visiting for long periods of time? Say a week or so?

    Lastly, I have read in other places that the restrictions are very strict and turn people off... any opinions on that would be appreciated. Speaking of the HOA, what do the fees include?

    I am going to reply quickly here because of time and will get back to you with links later on.

    From what I understand, there used to be a community garden years ago, none now. I am not sure about gardening in your back yard. I would suggest reading the CC&Rs on the HOA website. From what I see here, and from the prior owner of our place, she did garden on her back patio at the condo. The condo has 6 foot walls. I do know you cannot put up clothes lines and hang laundry out in plain sight. I do see a lot of SF homes where folks have really cute garden areas.

    Grandkids can stay for a week. I think if you look at the CC&Rs it will say no longer than 90 days. They definitely cannot live in SC.

    Also, if you check the CC&Rs, one person must be 55 in SC. If your husband is 55, that's fine. You can be in your 40s and live in SC with him. I see a lot of "younger" folks in the area more and more but most are 55 and over.

    The SCHOA fees are $20 a year. Not mandatory. The CC&Rs are only 6 or 7 pages long. The restrictions seem reasonable to me. There is a compliance department of the SCHOA. They can answer any questions not answered by the CC&Rs. They are very knowledgeable and helpful.

    If you purchase a condo, you will have COA fees and that depends on the association. There are many COAs in SC. All have their own similar rules, but they can vary them. Many are not allowing rentals at this time. They also cover varying things. Ours covers roof repair and replacement in the monthly fee of $190, however, not all cover this.

    I don't think the CC&Rs from Sun City AZ are the same for the Georgetown TX development. Your best bet is to write directly to them or hope for an answer from a Georgetown resident.
