Could someone who knows Sun City area real estate start a thread about sales/trends?

    I wonder what the rental market is like in Sun City? Do people just rent for the winter season or year round?

    Most of the renters here are snowbirds except for the occasional mover who has a house being redone. The little rental behind us stays empty all summer.

    Not a broker but I follow real estate sales a bit. There's been over a thousand homes sold since the first of the year in Sun City alone (not bad for 5 months). The RCSC netted over 3 million dollars in those first 5 months. Prices are up 15% to 20% since last year. While inventory is low, anything priced right moves in weeks.

    As far as rentals, there are both; short term furnished units that rent typically for three to six month periods and unfurnished that are usually year rounds. You'll pay up for the short term and get some real steals on the other. Lots of investors love to have the steady year round income and are willing to cut the rent so they have people living in the property.

    I have two rentals in addition to my SCW home. I tried one as a snowbird, furnished rental. It was alot of work. Now, I am looking to rent them both long term, year round and unfurnished. I agree the prices for year round are bargains.

    The home we are in now we rented for many years as a furnished snow bird rental.......I guess we were lucky, we had the same people every year and they took better care of the place than we would have. They were such good renters I felt guilty when we decided to us our home ourselves.
