You know the old adage in real estate; location, loaction, location. We got dumb-stuff lucky when we bought our home in Phase 2. Love the location, 3 blocks fromn the Bell Rec Center, and easy access to everything. This morning my wife said "there's an open on Sutter's Gold, do you want to go see it?" Being the wondeful husband i am, i quickly said "yes dear." Actually we both like looking at opens and it turns out this one just went up and was for sale by a Realtor/tennis friend of hers. If you pay attention, i use the general rule of thumb on single family homes of 100 per square foot on pricing, unless they are absolutely vintage. At $100 per i look for some light updates, but figure there's going to be more work to do for someone who wants to make it their own. This one fits that criteria perfectly. This model is our floor plan, but has a hip roof elevation and is called an H76 Stratford. 2 bedroom, 1.5 bath with a formal dining room, eat-in kitchen, living room and arizona/family room. Comes in at 1886 square feet and nice curb appeal and a reasonable $184,900. You could easily move right in and pick away at what you want to change as time goes by. Yes it is Peg, not at all uncommon in Sun City homes. We have the same setup but enclosed the area from the garage. We use one of those small wall hung air conditioning units and it cools it nicely when we need to.
Curious; a similar floor plan to the house listed above just went on the market a block down the road from this one. There's an open house there tomorrow and we'll stop by. I noted in the photo's they've done some updating (including removing a wall in the kitchen). While the floor plan is the same, the elevation (outside appearance) is different. I'm posting it more as a comparison than as a great buy (I'll leave that for you to decide). The home above is listed at $184,900 while this one at 10408 W Sutter's Gold is a more robust $249,900. If you click on the two different links you can get an idea of what kind of money you'll be looking at for homes with some remodeling done and some with almost nothing done. It always helps me put a perspective on what the cost of the remodeling is worth. Of course the difference of homes really well done or just nicely done is sometimes not readily visible from pictures. The good news about both of these homes is they are perfectly situated in Phase 2, close to both the Bell Rec Center and Sun Dial Rec Center.

Yup, that's right V. The floor plan is identical. We have the Castille and it's always interesting to see the walls that have been added or removed by others. It's amazing the difference it makes in either opening it up or closing it in. I'll let you know what this one is like inside. At $122 per square, the updates should be good. My wife is picky and she was a little miffed they used a laminate rather than real wood. I'm not that fussy, I've seen some very nice laminates.
10408 Sutter's Gold is drop dead gorgeous and gone. It sold yesterday when the Zell's did their first showing. Everything was well done and the space really nicely utilized. Windows and doors all updated and the quality of workmanship was there. While we were there a dozen folks came through; I think they could have sold it a dozen times. Too bad.
I do declare, BP, You must spend more time on the internet than me. But that might not be possible. Right now I am in the processing of checking all the links in my many (over 100) webpages. Keeps my mind active!
For fans of the Castile model home, there's another that just went on the market today. It's over on Aqua Fria, which is a quiet back area in Phase 2. Haven't been in the house but from the pictures there's been some remodeling done. Certainly looks livable other than the carpet in all of the right places and some in the wrong. This is the model we have and there are lots of options to remove walls and open it up. The address is 16140 Agua Fria and it's listed at $214,900. The square footage is 1886 but that doesn't include an enclosed backroom. I see it just sold last year for considerably less money; no idea how much they may have put into it (if anything). And as long as we are doing the Castile thing, here's another; though this one has been on the market for a while and needs some updating. The oddity is it's 3 bedrooms; they added a garage in front of the existing one which gave them another bedroom and another bathroom. It does have a pool for those needing their own. The address is 9707 Newport and the price is $235,000. While that's high, there is 2500 + square feet.
I couldn't make this stuff up if my life depended on it: The home listed above on Agua Fria now has a pending sign on it.
More folks retiring, housing market recovering, SC being a great deal - - - it's the perfect storm. Are you all ready for us?
It's insane. My wife was going through one of the web sites (probably Zillow) last night and noted two more homes in Phase 1 sold the first day. For years Phase 1 was neglected, but with Fairway being rebuilt, the popularity of the Sun Bowl and the coming renovation of Moutainview, that section of Sun City is on a fast track, especially with home prices being more reasonably priced.
3 of the 4 Castille style floor plans listed on this thread are now gone. The only one left is 9707 Newport. It had an open yesterday so we stopped in. They have a front garage addition which gives it a third bedroom and third bath. Nice, but unfortunately, needs lost of updating inside. I will say the pool outback was done really well. For the right person with a healthy budget and a stomach for remodeling, it could be quite the house.
