Anyone care to recommend a home inspector?

    In preparation for a future home purchase, I'm wondering if anyone has a home inspector they'd like to recommend? Realtors always have their go-to inspectors but I think it's wise to keep these transactions separate if possible. Obviously, I'm interested in someone who puts the buyer's interests first. Feel free to post your recommendations here or private message me if you'd prefer. Thanks, in advance.

    Pure Tech Home Inspection did mine a few years ago. He was very thorough and we had our report the same day.

    I'm probably the last guy in the world to talk about home inspections. 15 years ago when we bought our house, the agent lined up the inspector, we paid our $300 or so and to this day are ****ed at how poorly he performed. We weren't in town for it, and we're not even sure he actually came to the house. He found a couple of nonsensical items and missed any number of real problems. The most obvious was an indoor electrical panel hanging outside delivering our service. When we changed it out our electrician was stunned.

    It will be interesting this fall when home sales take off and if folks willing to wave inspections, will they be more likely to be considered when there are multiple offers? These homes are well built, but there are a number of things almost a given. Codes were different back then and unless you are buying a remodel you can expect some of them to be present. I like M's idea of finding an outside inspector, unless you find a Realtor you trust to be looking out for your best interests.

    Yes you can choose someone outside of what you Realtor wants but it might be a bigger risk to choose a non-referred inspection than one your realtor trusts. I trusted my Realtor because several times he talked me out of a house I was wanted and gave me good reasons for it. He would tell me in a second if he thought the house was not worth the price.

    Home sales

    Bill - I have seen you write this before, why are home sales going to peak this fall? We'd love to buy now, but are waiting until our home in WISCO sells. Wondering what is going to change?

    Hey BF. Here's my reasons for why I see the spike in sales and prices this fall; the Khov developement will happen in Oct or Nov with new model homes. While there are only 144 lots available, it will be the first new model homes in Sun City since 1976 (the last year DEVCO had an opening).

    In 1977, they sold 3500+ homes and Meeker claimed they could have sold another 2000 if they had the lots available. KHOV has a list of interested people and it is significant. There are several potential buyers that already live in Sun City so that will enhance the inventory as they look to sell their current home to buy a new one.

    That said, over the years DEVCO had these premier openings, the increased traffic always produced greater sales (both of existing homes and new models) other than in 1974 when there was a recession. We know the market is hotter in Sun City than in any other community in the West Valley and when you combine that with local advertizing by KHov and perhaps even a regional push it will only drive it even higher.

    The good news is it should also inspire folks waiting for prices to rise to list their homes and hopefully get investors to take their profit on properties they bought when the marketplace was at a lowpoint. Of course this is all speculation, but from a historical perspective, it's all happened before.


    I'd just keep looking and if the right one comes along, move on it. If it doesn't, the right one will be here come this fall, it might be a little more expensive, but n Sun City that's a pretty relative term.
