HOA/COA Rights to Inspect?

    There are over 350 condo associations in Sun City, and they all have similar but slightly different CC&R's. They are similar in that they were all written by by staff members from Del Webb Corp. However, many have had amendments filed over time. Each condo group will have an "architectural committee" to review alterations of the exterior of the units. Absent a special committee, the officers of the condo group are the committee. What kinds of project require approval are usually outlined in the "rules & regulations" for the group. Absent any guidelines, you're kind of in a "gotcha" situation, as the C.C.&R's almost invariably allow the board control over the exterior appearance and/or alterations. So, it would be prudent on your part to contact your condo board to let them in on your plan for remodeling effecting the exterior appearance. With window replacement, there would be no reason to deny/object unless your chosen windows made a marked change to the appearance of the building making it different from your roof mate(s).

    To answer your other question, SCHOA will not be involved with interior inspection routinely or otherwise inside your building. It is unlikely that your condo group will either, but many have written "rules" allowing the board to enter with proper notice for health or safety reasons or in an emergency. Some will require that a key for each condo unit be placed permanently on file with the board for that very purpose and only purpose.

    I like the idea of a condo association having a key for each unit and will suggest it to some members and at the next annual meeting in January.

    A few years ago we voted not to allow rentals after one person defaulted on 2 units.
