    I recently posted this in another thread and felt this idea deserved its own:

    I love, love, love the idea of a community center; a gathering place that has nothing to do with corporate mumble-jumble or committees. I, too, like the idea of candidates from each section of Sun City - Phase 1, 2, and 3.
    I have been stewing and percolating about this for a couple of months now and hope that with a new Board that might be willing to work with the membership, I'd like to see several "new" committees formed - or maybe they should be clubs? - Volunteer Committee or Volunteer Advisory Committee; Committee for Social Culture; the "Give Back Club" (this could encompass so much - what do you have to give to your community: time? money? a ride? a visit to a shut-in? passing on the history; ); a "true" FB group for Sun City residents, not the one on RCSC website that only spouts propaganda; Seniors who need assistance (Yes, I know there are other groups but it wouldn't hurt to have our own.); a welcome wagon/more of a support group for brandy-new people who need to know all there is about SC (without trying to read through the maze of Corporate Records/meeting minutes {that say nothing!}) from PIF fees to Monthly Assessment fees; Distribute Sun Views to neighborhoods? "Spread Awareness/Prove that you Care"; Coordinate with real estate agencies to capture new homeowners names and email addresses - we have no centralized way to communicate with each other.

    I'm going to ask for help here from Mr. Sun City, alias BP. In the annals of history that you've read, is there any descriptions of how clubs were formed; how they became such a maze of keeping track of people and space; why it needs to be done, etc., etc. Is it better to try and have a committee instead of a club? Is there any way that you - with your unlimited supply of SC wisdom - can advise me how to start such an endeavor? I'm sure that there are others out there that would like to "go backwards in order to go forwards."

    Love the ideas, love the energy, not crazy about the options. Let's break the two down: A committee (at least via the RCSC) would have to be included in the by-laws as either standing or ad-hoc. Ad-hoc being obviously a short-term arrangement that outlives its purpose. It has to have a stated reason for its existence and would need two board members assigned as the chair and co-chair. Finally, anything they do, making recommendations to the board usually is meaningless, at least under the old gm. Even with a change in attitude, the potential is very limited.

    The second one, forming a club, is a better option, but also fraught with challenges. As SCJ indicated, she started a board games club to meet people and have fun. After the air goes out of the room, because any club needs to be requested via the RCSC. It's a simple procedure, getting the required signatures...and then the work starts. The threshold for signatures is low, not sure, 25 or 50, then you need to fill out an application (SJC would know this better than i). If it is approved, then you need to write rules and regulations, elect officers and meet whatever other requirements the RCSC asks. They are fairly stringent as the clubs fall under the IRS regulations governing the RCSC. Then the bigger problem kicks in, what kind of space is available and what times could you get it?

    Not trying to be difficult, but as SCJ found out, trying to create a club to have fun became more work than most people want. It's simply easier to meet at someone's house and have a good time. I think i mentioned, when Paul Herrmann and i began the process for the boomers club (it ultimately became the Next Gen club), our goal was to mentor new residents and help them acclimate to a wholly different life style. When others stepped up, we stepped out and it became a more social club.

    One of the reasons i resented the outgoing gm was i could envision, with the purchase of the Lakes Club, an entirely different direction. Having a true "Community Center" changes the dynamic. Especially one where community gatherings with so much space, allows for options we cannot even imagine. Her vision was spending boatloads of money on golf courses and of course the golfers that filled the board thought that was a kick-ass idea.

    While serving on the board, i never said my ideas were right or the best for Sun City. What i repeatedly said was, let's allow the membership to decide what was best for Sun City. Frankly, that scared the shit out of the gm and the board who felt they should make all those decisions. And to be clear, it still pisses me off to this day. Had the community wanted us to buy the Lakes Club, Sun City would be far removed where we are at this very moment.

    Hi There,

    First of all, thank you ever so much for your very dilgent and hard work in attaining a quorum at the annual meeting. Your tireless work and efforts, along with others who volunteered, made what seemed impossible, possible. Many. many thanks for all of your direction and effort.

    As BP as stated in prior posts, the Lakes Club on Thrunderbird would have made the ideal location and venue. As I research HTA (Healthcare Trust Association) there is no availabilty at the Lakes Club, as the Core Institute has taken over all of the available space. It is such a loss, as the building already had a theater and several large open areas which would have been ideal for the needs of the Sun City Members.

    So today, as I was researching additional property listings, it appears the Royal Oaks Plaza has 12,000 sq feet available for lease immediately, with the possibility of » ±41,517 RSF project with medical and general office space available. It may not be the ideal orginal venue, but access to this much space may be doable for a performing arts center as well as other space as needed.

    Yes, I know, it is grasping at straws, but thougth I would at least put it out there for discussion. Right now, almost all of the available land with builings on it is owned by the HTA. The have an unusaual arrangement in that they will sell the building but have a desire to hold onto the dirt. At least this was the way it was when we researched the Lakes Club. I cannot say for sure if this is still true or not, but did want to make folks aware this may still be the case.

    I will continue to look for larger properties available in Sun City, although they are mostly medical suites which will involve thinking outside of the box.

    Thanks again for all that was done on behalf of Sun City and its members, it will be the beginning of a new tradition in Sun City for member involvement.

    Just my .01 - 1/2 cents worth: seems like what your describing my be more suited to club(s) - with ability to be less formal and more reactive to new ideas and community needs. I can see the bureaucracy as a down-side, but the exposure as being listed as a club would be big. I've never done it before, but I'll help with the paperwork when you're ready to launch.

    Yesterday as I drove past Lakeside on my way to Sun Dial, I noticed a large building on the southeast (I think - not the best with directions) side that is for lease. I believe it was a medical building. Is that the one you are talking about? Does RCSC consider leasing a building? And does anyone know what ever happened to the Acuity Building on the corner of 111th and Thunderbird? The leasing signs are gone.

    Rusty Bradshaw wrote an article on the Acuity Property on 8/5/20, stating the property had been abondoned. I found a listing for it on officespace.com as for lease. It is still vacant and is 48,459 square feet of space. The company that owns the property is owned by Domestic L.L.C. It has been vacant for quite a while, with no prospects of occupancy, apparently due to the adult overlay of the community,

    As for the location at Royal Oaks, it would be most visible from 103rd Ave and Thunderbird Blvd. Not finding any other large property in the area you mentioned. On the officespace.com website, they also show an open listing for the Lakes Club.

    Upon further reading it appears that officespace.com is somehow associated with HTA and their leasing division. Not sure how the connection all comes together, but I see HTA mention officespace.com on their website as a resource.

    I have not uncovered who it is that actually owns the old Acuity property. I do see it listed for lease, and it appears to be around $7.6M for a value. That is all I have been able to find out so far, sorry

    FYI Current Former Acuity Hospital

    Our neighborhood watches this property closely. It ALMOST became a behavioral health facility. We were successful in blocking that.

    I drove into the parking lot at 13041 N. Del Webb Blvd. where the For Lease sign is. Went on the website and discovered it is a two-story building with 22,165 sq. ft. on the first floor and 23,255 sq. ft. on the second floor. Here is the website, I can't embed it.

    Well, the RCSC has never leased property before, but when we were talking about the Lakes Club and their lease and property sale being separate, it was considered to be a foot in the door to ownership of the entire property.
    I have never known them to lease anything, but that doesn't mean they couldn't do so in the best interest of the members. Afterall that is what the corporate documents state, to do all needed to afford the best services for the members.
    It has the square footage and the acreage needed to be built for the needs of the community. There most certainly is a negotiation point in this location somewhere.
