I get it, the price is large, but unlike the Lakes Club, you get 15 acres of land. The Lakes Club needed to be remodeled with additional costs for infrastructure and the like, and the Lakes Club would be a land lease, provided you could ever get into the space as the direction the Sun Health Foundation intends to go is with the Banner Grand Canyon School of Nursing. I have heard they are also moving the dental school into the Lakes Club as well. I think of what the RCSC could do with 15 acres of land right in the heart of the Sun City. This is where the realty office could be which works in conjunction with the RCSC. Add so additional retail/eating space and it could be a money maker for the theater area. I see this a huge opportunity for the RCSC to get a chunk of land, and develop it in many different ways. You could even move the offices up there and still have land to spare, and then take the load off of Lakeview. Just musings, I know there will be no one who would support such a huge expenditure and renovation, but WOW, think of the possibilities.
`I'm no real estate guy, but i do agree; location, location, location. Next to Bell rec center would be marvelous. Here's the rub, as i see it. I do believe that buying established retail space is the most expensive property you can buy; hence the price tag. Throw in the fact there are established retail stores with leases and the building is unusable even if you could throw them out when the lease is up, the costs just keep piling up. That said, every option should be explored as we march down the road to finding answers to our space problems.
I agree! What a wonderfully convenient, attention-getting intersection, next to Bell Rec., plus I bet a future bus line will run along Bell and provide access too. So much better than tearing down a classic small theater like Mountainview which fits its neighborhood, and is multi-use (though presently underutilized--could be such a great dinner theatre venue!). Although we're talking big bucks, some things are truly worth the money....
The purchase of this center wouldn't be possible without incurring debt and would trigger a vote by membership in order to do so. We need to better manage the properties that the RCSC currently owns & manages. We need to see what costs both initially and ongoing will be for the Grand Avenue Center. Even if the build costs are covered by the PIF, utilities, maintenance and landscape upkeep will increase our annual assessment. I think it's best to wait and see before jumping in to more expense. In a dream world it would be a great purchase, but that's not where we live.
I have to disagree about the space allotted to the Posse. I'll admit I'm wrong about this if it is truly staffed and used to its fullest by the Posse. Even though it's a small space, it may have been better used by RCSC clubs. We'll have to see what happens.
