What's up Khov?

    I know better than to expect an answer, but it worth asking: We know Khov can only build 6 to 8 homes per month, but why haven't they started building a single home yet? The salesman told me they could have been sold out by the end of December if they had the work crews, but at this rate, it'll be 2018 before they get it done.

    Anybody hear anything?

    Really, no build starting? I would think with the break in the weather they would be full throttle on getting these homes up. Interesting.

    We finally took a tour about a week ago when we had family visiting. There was the WOW factor of the decorating on a smaller scale than when Sun City Grand opened. I'm not a fan of high ceilings, so much tile and tiny yards. The surprise for me is that the models were wide open with about 8 people exploring and not a sales agent in sight. Maybe they were there but they never approached or offered any information.

    I would imagine that there are so many alterations to plans that the build planning and permit process will really slow things down.

    Sept and Oct were slow for SC home sales following a unusually strong summer. A listing on Union Hills CC is on the market for $260k. Add $0-30k for improvements and you have a great home, easily accessible, on a great golf course home site, no walls. Compare that to KHov pricing. On a cost per square foot basis new construction cannot compete with existing SC homes. The wow factor of models can be duplicated with remodeling. All for what they are doing.....but they will have challenges as SC listings increase.

    No question about the Sun City homes being a better value fixj, but there are those who want new and are willing to pay for it. As far as slower home sales this fall, I hadn't seen much of a drop off. Seems to me they have right on pace, it's just this summer (typically a slow selling time) was so darned good.

    I'll try and dig up the stats. I thought someone told me KHov would start moving dirt for newly sold homes on the 10th of November.

    Far easier to sell new homes with on going construction activity ....nothing like the sounds and smell of new home construction.......it's in my DNA....

    I drove by KHOV today and did not see any action.
    No new buildings. Just places blocked off.
    HMMMMM?

    Never knew a builder that didn't put a sold, or pending sale sign on a home site immediately after a P&SA is signed,

    One thing I forgot to mention about KHOV in SC.
    There are mailboxes (yes plural). You know the kind that are down the street all lined up together.

    I would definitely not like to walk a block, or maybe more, to get my mail. Would you?
    Maybe you already do. If so, isn't it inconvenient? Especially if mail is not delivered at same time each day.

    Those mailboxes might make it easy for the mailman but not for me!
    I like going out to my garage and getting my mail.

    Some sections of SC have mailboxes out by the street.

    Weird. Or maybe they think the future is no mail.

    I did a bit of checking and it is the US Postal Service that's requiring the "cluster" mailboxes in new housing developments. There were new regulations formulated in 2013 because of cost cutting measures. They weren't really strictly enforced until the past couple years and not retroactive to housing developments that had already their plans approved.

    Not a positive selling point if you are spoiled by home delivery of your mail now.

    Got an email inviting me to contact them about looking at their new development. I has signed up for their VIP list months back. Go figure.

    Guess I got a little (lot) disappointed in their controlled building patterns and just deleted the email.

    In the end they'll sell out, just not as fast as I thought they would.

    If you go into the office you can see what has been sold and what is currently available.

    I received the same e-mail BP did, too much has been going on to do anything about it.
