I was just returning from the house we bought for a rental and I saw a sign for an open house a block over from us. It's been listed by a Realtor I know, so I thought I'd stop and say high. It's the ever popular 3 bedroom Stanford model. We have several friends who own this home and they have opened up the wall between the kitchen/living room and dining room and it becomes quite the great room. The agent wasn't working the house, someone else was. I took the tour and was quite impressed with as clean as it was. Perhaps most notable was the price drop; they had just reduced it from $182,500 to a more reasonable $169,900. The house is 1832 square feet plus an enclosed porch and nice laundry room. It's also got good outdoor front and back patios. Using our formula, $100 per square foot, this comes in at a good square footage price. The kitchen is vintage, and the master bedroom has shrunk with owners having put in additional closets, but they can be easily removed. Size-wise this house is larger than an average Sun City home and is in my humble opinion, a great buy at less than 170k. The home is at 9726 Briarwood Circle North; here's a link to it. Yeah, Zillow - I had someone tell me that is the last place to look or reference for anything. They are in my building, I should go up and ask them what the heck the bad rep is about.
