Hey W, tough position to be in because most rentals that are unfurnished want a year long lease. I've been fascinated with the difference in rentals for years. Year long leases can run anywhere between $700 to really nice ones coming in well over a $1000 per month. Short term leases that are furnished for the 4 prime months (Jan-April) run between $1500 to beautifully refinished and furnished to the nines coming in at as much as $3000 per.

You can do the math, there's often more money to be made on short-term than long (assuming you get it rented for the 6 months peak). Obviously the owners who want leases are in the rental business for the long haul and just want someone in the property rather than letting it sit vacant for part of the year.

We just closed on our rental and will be putting it up furnished in the next couple of weeks. Most likely will do 4 to 6 months, but if we can't fill Nov and Dec might play a round with weekly rentals and see how that works for folks wanting a quick look at Sun City.

There's often homes for rent signs hanging on the boards at the Rec Centers. I'll stop by one or two of them today and see if there are any that fit your bill. If there are, I will pm you with a phone number.

Good morning BP,Yes it is a tough time to find a short term rental. After reading your reply we good put our things in storage as we are only taking the thing important to us and rent a furnished place. We have been changing our plans over the last two weeks as we learn more about the rental market. As much as I thought I new about SC I am always learning more. You and the other people on this site have a wealth of information that as made our move a lot easier and thank you all for that.

My condo association does not allow rentals and many others don't.

Yes I realize that there are very few condos or apt that are able to be rented. Most of the rental properties are houses. With the snow bird season here the choices are fewer but there is one for us somewhere.

Hey Waynes: I've got a couple of phone numbers, not sure if the one is even located in Sun City. The other two rentals are by the same guy (and I think they are in phase 1). The ad reads like they are empty but he may want a years lease, though t didn't say that. Both had good rental prices bit if you offer him more for a six month lease, who knows? If you are interested, private message me and i'll pass them along.

I don't want this to come across wrong, but if you are interested in mine, it is available for 6 months (November-April). I know the 4 months in 2016 are an easy rental and I can get $2000 per month. November and December I can let go for $1500 per month.

It's a two bedroom, 2 bath with 1597 square and has a front courtyard and a large enclosed screen porch. We are repainting the inside and outside as I type. It will be nicely furnished with most of it brand new. Utilities are included (water and electric) along with internet and cable or dish network (working on that too). I'm putting in a computer but it will also have wifi available. It will have everything you need, so you won't have to haul anything down but your personal items.

Let me know if you want those phone numbers or are interested in ours.
