I visited the SCHOA this past week and these are the facts with regard to home/condo ownership. I didn't ask about rentals so I have no answers there although I am sure they will not allow under 55 in rentals either. Some condo HOAs do not allow rentals under any circumstances and it is wise to check before hand if you plan to buy.

You may purchase in SC if you are over 18. But you may not live there until you are 55 or over. NO EXCEPTIONS. CASE CLOSED. It was made very clear to me that the age overlay policy will be enforced, no matter what. One person on the deed of the home/condo purchased must be 55 or over to live there. And the person who is 55 or over on the deed MUST LIVE IN THE HOME/CONDO.

Now if you purchase before age 55, (and this is more and more common with the excellent interest rates and the fact that prices are steadily increasing in SC), you may stay in the condo for no more than 30 days a year provided that you are cleaning, renovating, fixing up the property. You must be working on the property, cleaning, painting, upgrading, fixing etc. The 30 days does not have to be continuous, but there are no more than 30 days allowed in a year. NO EXCEPTIONS. CASE CLOSED.

Even if you are just under or close to 55, do not plan on moving there permanently until you are officially 55 or over. The compliance folks are adamant about enforcing the age overlay, and they take every single complaint that they receive about age violations extremely seriously. Take a look at the low taxes and all the other benefits (it's nice and quiet) and realize the age overlay is a good thing.

You are absolutely correct about all the above.
My Condo Association does not allow rentals.
The one across the street does and they are having a problem with one of the renters.

Agreed!! By the way..I rented to people in the past and it becomes a pain... glad I am not doing that anymore... It's good when it's little turnover in sun city...
