    Carole, I think writing to Supervisor Debbie Lesko may help you a lot. I have talked to her about the same issues over here and I know she really cares about trying to help the area. I am concerned that if we start charging per person for the annual fee it is going to really hurt some folks in these areas of SC. I am hoping we don't do per person because some folks already probably can barely pay annual fee. I almost mentioned to BOD a sliding scale for those at poverty line. I asked MCSO if they would consider buying the old Acquity building at 111th. I would actually support the idea of a Sheriff station being now in SC. I think this would give some security to the area for us who live close by. Not sure how to stop the rentals, but even renters have to follow our standards so I would be not thrilled but more accepting of rentals knowing that they too would have to adhere to the community standards.

    The other point about flippers buying old homes in SC. A flipper usually does upgrades and renovations to the home. That in itself is a good thing. If a flipper becomes a landlord, I was wondering if SCHOA has knowledge of landlords in here and making sure they abide by a set of standards to properties. I know they have a way of checking because in the past, I had to report some very negligent properties in here and they do have a way of looking up who owns property. I would encourage homeowners in here that may see a negligent property near them to inform SCHOA so they can at least tell you who owns the home. Everyone who cares about there neighborhood should be concerned. This is the only way we can get a hold of taking the neighborhoods back in our control. Apathy is not helping anyone in here.

    I had no idea what your full name was until I received a report of being researched. So how could I look you up? I would have had no desire to know more about you. So you are stating that the search I was informed of, in your name, as I posted the evidence, is not true?

    SCHOA requires owners who rent out their property to submit a TENANT REGISTRATION FORM.

    How many of these landlords do?
    Does SCHOA even know how many rentals there are?

    SCHOA TENANT REGISTRATION FORM

    The owner(s) of rental properties in Sun City agree to comply with CC&R Article 13 – Leases, which states:

    • No Owner shall allow Owner’s lot to be occupied by persons other than the Owner and the Owner’s that the use of immediate family, without first notifying the proposed Lessee or occupant in writingthe premises is subject to this Declaration.

    • The Owner shall secure from the lessee a written agreement to abide by all of the covenants, conditions and restrictions contained in this Declaration and the Owner shall furnish the Association an executed copy of such written agreement upon written request.

    The Sun City Home Owners Association is hereby requesting that such document be provided to the Association.

    Costs to enforce to be paid by Owner.

    • This form is to be completed and returned upon renewal of lease or when lessee changes.

    Eileen,
    Other states and countries offer incentives to buyers to help bolster local area in need of certain residents. Why couldn’t the RCSC offer some incentives to local seniors to buy in the area, with the caveat of keeping the property as their primary residence for 5 years? Could help the sales and bring in homeowners instead of renters.

    Carole right back atcha! I could not care less what you did/do for a living or socially. Most SM sites are an open book for anyone to find anything. If I looked you up I do not remember doing so. Maybe it was after you called me mentally ill, I don't know. What I do know is I am tired of you harassing me almost on a daily basis. I have things to do. Have a great life.

    Perhaps still pay the PIF, but it’s spread out over the 5 years needed to complete occupancy? Or reduced assessment fees for the first 5 years? I don’t know, just something that came into my head.

    It’s all in the timing. Who had what on sale that day? There used to be home loans that would tie renovations costs into a mortgage. I would think somewhere around there might be a program available for seniors needing to remodel their home receive a loan that allows for upgrades and purchase the house. No idea if any of these mortgage products are still available, but it would sure be good to get homeowners back into the area.

    Yes, I remember hearing about that. I haven't heard about that for a time. I do remember banks offering home equity loans for a low rate, but that was some 20 years ago.

    I took advantage of low HELOC rates around 2008 or so during remodel, but I was also working with a decent income and paid it off quickly.. Things have changed a bit.

    Couple found dead in Sun City home, deputies say

    SUN CITY, AZ (AZFamily) — An investigation is underway after a couple was found dead inside a house in Sun City over the weekend.

    Maricopa County sheriff’s deputies responded to an unknown trouble call in a neighborhood near Thunderbird and Del Webb boulevards just before 3 p.m. on Saturday.

    When they arrived, deputies found two people dead inside the home. They have been identified as 82-year-old Harley Cook and 73-year-old Darlene Cook.

    Detectives are investigating but other information was not provided by MCSO, including whether foul play is suspected in their deaths. However, a sheriff’s office spokesperson says there is no known threat to the community.

    Sorry for ignoring the thread i started, but veering off topic seems the be the new sport around TOSC. Anyway, before anyone starts throwing around economic incentives to buy into our community, how about a little data to actually understand what is going on? You know, like homes sold in the past year where memberships have been picked up by those buying them.

    Yes there are rentals out there, anyone have any idea how many? I know i don't. I also know every property in Sun City, rental or not, gets paid a lot assessment on. We know, or have heard some flippers had found a way to avoid paying the PIF/CIF, but we also heard they are taking steps to a dress that. To further compound/complicate the matter, the economics for the RCSC is simple: Rentals of Sun City properties who buy privilege cards is two-fer. Money from both the property owner and the card buyer. Those that don't buy means less utilization while still collecting $650 with no impact on the facilities.

    I know the argument, renters aren't owners. They aren't; my question is, can we make renters feel more welcome? More a part of the community?

    Let me go back to what i posted to start the thread, there was a method to my madness and it was indeed to help answer the question why sales were down last year and new homes being listed is up in 2025: ""Last year was the slowest home sales market on record since 1995, as homeowners held onto their low interest rates from a few years ago. This year shows promise as year-over-year comparisons showed 17% more homes for sale in February and 10% more in March than last year. April showed even more promise with 30% more active inventory on the market than this time last year."

    Data matters, always has, always should. Soft sales wasn't a phenomena occurring in just Sun City, it was nationwide. Just as are increasing homes being listed, especially in age restricted communities where seniors owning multiple properties are opting out of one of them. The cost of home ownership is spiking everywhere and selling off the one that was previously cheap to own makes perfect sense.

    Knee-jerk reactions to market trends makes no sense. Giving anyone a break on PIF/CIF would create the same kind of adversity we find in those grand-fathered singles from 2003. Sorry guys, Sun City is a great bargain, and frankly reducing buy-in would compound our problems, not solve them.

    As always, this is just one man's opinion.

    Renters are often potential owners! Intentionally trying out Sun City to determine if it’s a good fit for choosing to buy.

    I did that. Ignoring the shunning of direct neighbors who vocalized their “concerns” about renters, in my presence! There were enough positives, I became an owner of another nearby Sun City property.

    I was then welcomed, one neighbor said, “Now, how does it feel to be one of us?” I refrained from replying!!
