Hi Bill, I enjoy all of your sharing. If you take a walk on Boswell heading north from Sun Dial Rec....you have a stretch of duplexes that no longer water, because of what you have stated. There are some streets that you can see nothing but dirt. I am speaking at the intersection of Boswell and Desert Forest ( east side) . It has been sorely neglected and there is nothing not even dormant grass. It is just dirt. I take long walks every afternoon in various areas around here, so I take note of some of the neglectful HOA's. I just wish if water is such an issue, I wish the HOA would make the one time investment and do a decorative rock landscape. That is what our complex did 5 years ago and it looks quite nice. I loved the green lawns, but I realize we had to take some lawn out. I think we could do both and still have some green to breathe in and enjoy!
Bought mine (55”) from Best Buy and paid cash as it was on sale. Had cable for awhile but cancelled it as it had a ton of Jesus and home shopping selling junk jewelry channels. The SO gave me Roku for Christmas several years ago and work off that.
Oddly enough some things are to be honored and others in the same "capsule" are not honored. Imagine someone from those beginning years, reaching out to you from the grave and speaking directly to you as Sun City residents in their old haunt? It truly is the most unique piece i have ever come across. It left me speechless, i'd be surprised if it didn't do the same for you. We'll see, when you stop back Tuesday morning. BPearson, Dec 30, 2024 Bill, I am looking forward to reading the forward-looking letter from the past. Thanks, John John Fast, Dec 30, 2024 Sorry gang, but as i read this letter and posted it i better understood this is in fact a letter to be opened for all to enjoy come November 15, 2026. I respect our history and that date too much put this out there. Thanks for understanding. Bill. BPearson, Dec 31, 2024
I drove by today and they look very rough. I wonder if it's just a financial issue or something else?
Hi Bill, You never really know. You're right we have some cash poor hoa's. We also have investors who own pieces of duplexes and condos in here now. We've had some condos near us that many of them are owned by an investor. They were neglecting all of the property. I found out Colby took the money, and sent pics on how the front yard landscape was all dirt, not even grass. Colby contacted the owner of condos and made them put in stone. That helped some, but still entire condo complex has no hoa, just Colby who takes monthly funds. It is a problem, but not sure how wide spred. Thanks for a kind word today.
Yup, some days kind words on here are at a shortage. It seldom was that way for years, but alas, it is now a way of life for some. The biggest concerns for all of the 383 attached home owners associations in Sun City will easily be insurance costs. Water was the hot button for years and for those who haven't converted to desert landscaping, this will still be a cost driver. I know some of you living in duplex's, quads, patio apts and garden court apts are already dealing with the challenges of insurance. Some have simply dropped it from their documents and told individual owners to buy their own. That gets risky because if a roof mate doesn't buy it because he/she is mortgage free and your unit is damaged by their failings/fault, who is liable. That was the reason insurance coverage for everything other than personal belongings was part of your monthly association fees. This isn't new, there used to be a time when most units with flat roofs covered them. It became too costly and most of the HOA's got out of insuring rooftops. I guess if there is any sense of relief, this phenomena is happening across the country to HOA's. Condo's along the Florida coast are in far worse shape as new statutes are forcing them into long term reserve funding they had ignored. Coupled with insurance costs exploding, condo's are for sale up and all along the coast and at greatly reduced values. That's no relief here, but the realities of a changing marketplace will be difficult for many seniors to navigate.
