One item under the management report is the announcement that the architects are going to hold meetings with members to hear what is vision for MV. What to say? I say go with plan M as starting point. Renovate auditorium for the PAC if engineering study deems it feasible. Wait, isn’t that what the SAC recommended before?
How about not moving forward with any theater proposal until such time a suitable venue can be determined. I have read MV then Lakeview, cmon folks this isn’t throwing crap at the wall and seeing what sticks! Another item I want to bring forward is the desire to place lawn bowling greens as a base for additional land or expansion. The greens need to be removed from any plan for expansion at any center. Those greens were paid for by significant donations from a club member. She put her check book into the development and design of these facilities and need to be honored and handled as the legacy for those enjoying the sport. Which brings me to another thought. If there is a club wanting to increase their space or footprint, let them pay for it. If you want 10,000 feet, then the club can find a way to fund at least 30% of the cost, especially when the club is closed to anyone except for club members. I have said it before and I will reiterate, I don’t want my yearly assessment raised when a club seeks to spend an atrocious amount of money for what may benefit 500 members. How about finding community activities such as a Christmas dance or a Fourth of July celebration open to the entire community. Celebrate Sun City with events that showcase the area and its residents. This way monies are being used for the benefit of the residents of the community, not a special interest. One more ugly thing to bring forward. Put a cap on the number of rental properties in Sun City. We need to have property owners involved in this area to help keep the integrity of our neighborhood safe and secure. The rental property arena is out of control and the neighborhood is showing signs of decline. Home ownership with owners in the property is a big way to assure their is buy in from residents. I realize this idea is a big bite to swallow, but I also want to see an improvement in our community neighborhoods, not the continued growth of rentals.
Here is my answer, Tom. I do not have permission from the author to post this so I took a copy without the name included. I agree with the writer. https://www.facebook.com/photo/?fbid=10212730380690113&set=gm.2396203670720529&idorvanity=233073630366888
Might be tough to accomplish. My sister owns a rental home down the street from me. If she ever gets back to AZ I will ask her about rental agreement with the HOA. HOA Rental Restrictions Arizona Regarding HOA short term rental restrictions in Arizona, it is necessary to check the declaration. According to the Arizona Revised Statutes Section 33-1260.01(a), an HOA may not prohibit unit owners from renting out their property unless expressly prohibited in the declaration. Section 33-1227 states that rental restrictions do not apply to pre-existing owners, and they may only be used by a unanimous vote of approval from the membership. Moreover, Section 33-1806.01(e)(1) forbids associations from requiring members to submit the tenant’s rental application, lease agreement, credit report, and other personal information. Tom T - apparently my attachment did not post. I'll have to type it up and get it posted later. Sorry for the inconvenience.
Good points brought forth. Couple thoughts in regards to your suggestions. A PAC at MV was voted 8-6 in favor by SAC committee. Details never arrived at because BOD wanted further study. The person who donated for the green at MV should be honored and remembered. Perhaps the BOD could do this when revamping the green at Fairway? Name the green for the generous donor? Just an idea. MV renovation will be a multi- million dollar project and must be done correctly. Lastly the assessments are increasing for many reasons and though I don’t agree with some of the reasons I will still pay the fee. Oh well!
I had to smile Tom, sorry, but the donor, Helen Teichman, gave the RCSC between $750K and a million dollars to keep the grass greens, she hated the artificial surface. It would be the proverbial case of someone literally turning over in their casket. Which is not to say, still, losing a single green would impact the lawn bowling community. Losing a double green would. And to be clear, the cost of adding second green at MV along with a building to a accommodate the double green there is craziness. It's just adding cost on top of costs.
Not exactly sure what you’re saying Bill. I was thinking the MV green would be eliminated and the Fairway carpet would be replaced with grass. Green at MV only lost if more space was needed for pb or parking. I do believe PAC should go at MV. Let’s get it done. If BOD decides Bell or LV better choice for PAC, no problem for me. Except not at location at LV they chose.
FYI posted an article in the Independent (also sent to board members) arguing we already have standalone PAC - Sun Dial Auditorium. Funny, but there actually is a box office in the front of the building, a huge stage, seating for over 1,000, state of the art audio visual equipment, bathrooms & dressing areas for performers, a loading dock for moving sets in and out and a covered lobby outside the venue for people to meet the actors and socialize in. I agree with FYI it makes no sense to build a second special purpose (sloped floor, fixed theater seating, and an orchestra pit.) PAC when we already have a general purpose (flat floor) PAC at Sun Dial. It sounds like the excuse for not considering Sun Dial is because it is busy. That to me is a scheduling problem and should not be a reason we can't have the Player's perform at Sun Dial and save ourselves over $14M.
The current board has already decided that the location of the PAC will be at Lakeview. With a new board (of of only 2 or 3 new members) may change that, but I wouldn't hold my breath. An out going board member who effectively controlled the board has made it clear that Lakeview is whee the PAC should go. A PAC is a WANT not a Need. We have more important things to spend money on, like Technology, AZWDR water issues, Security cameras at ALL RCSC propertier and sites, and deferred maintenance. Lets get over this notion that Sun City needs a Jewel (PAC) to attract new members. Sun City has no place to grow. It must either pick and choose between need versus WANTS, use better space utilization, or go VERTICAL. Who amongst us wants a multi-story building staring us in the face? Hopefully, with a new website being developed there will be the ability to conduct a poll on issues that will affect all Sun City members. I know that there will be those who say "everyone does not have access to the web site". I think though that in the current technology that a vast majority of Sun City residents have (SMART PHONES) they have access to the web site and can interact. I'm not suggesting that RCSC has up to date technology, but that residents (members) have better technology than RCSC can or will provide. There have been suggestion (other than Lakeview) that would work better that Lakeview. Whatever happened to PLAN M for Mountain View? It just disappeared form all meetings and consideration. Don't know what the cost was for Marlene's plan, but the RCSC board and or management just disregarded the SAC and Marlene's plan. Big question WHY? Who scuttled all that work? Just an opinion.
The items below were "Plan M." They are what the SAC committee voted on to move forward and to be presented to the Board. The Board never presented Plan M to the GM. Instead, the Board created a presentation called Mountain View Renovation Elements that was presented to the public at a Special Session held at Mountain View on Thursday, January 18th. These "elements" were then given to the GM, and his task was to find an architectural firm. That is how triArc came about. According to the December Management Report, triARC Architecture and Design will perform a series of “visioning forums” over the next month to obtain ideas from members on what they want the future of the Mountain View Recreation Center to be. Date/times/locations to be announced soon. Wouldn't it be a wonderful thing to watch if just ONE BOARD MEMBER would question the GM about this statement in the Dec. Management Report?? ONE! Members can't speak. But ONE Board member who has been paying attention to the Members, could raise the issue and ask WHY? Is there just ONE who would speak up FOR THE MEMBERS? Marlene Imirzian & Associates Architects | September, 2023 The Mountain View Recreation Center will be renovated and added on to in order to create the spaces necessary to provide for the site priority uses. Link for those that have an account (I don't) Sun City Welcome Center to stay in place - Sun City Independent For those who don't have an account--- As stated in The Independent 12/18/24 regarding the Welcome Center reported by Scott Tynes: "Member (name redacted), an RCSC member, later said the confusion was based on announcements by the board itself, but chided members on blaming the board for the controversy. She said it was placed on the October agenda that the center would be closed the week of Christmas and reopen in January at Fairway. This wasn't a surprise. It's in print," she said." later in the same article: "Member (name redacted), a member, defended the board on several decisions of the past. She said there was dysfunction, but it was within the community and not the board. She said much of the confusion and "surprise" among members when issues develop is because they don't attend committee meetings to learn what is happening in their community. "The community doesn't show up unless something is happening they don't like and then they show up in droves," she said." So now it's our fault. I wonder how many people have to work part time to supplement their income during these awful financial times? Or how about the meaning of retirement? Could it be after working all our lives we want to "retire"?? Maybe people are electing board members who have the same outlook for Sun City as they do, thinking they will represent them. Isn't that the way it's supposed to be? Yes, but it's not. Some board members have an agenda, period. Mr. Ege said at the beginning of his video he would be fully committed to "the corporation". then later on he said he would be committed to the members. People are frustrated. Our money is being blown on things we don't need. Maybe 500 out of 37,000 people want a PAC so let's spend $14 million!!! How are people supposed to find things out about what's happening here? We have not had a functional website since June. Our IT department was directed to get in there and upgrade it. Most links are now broken, but hey there is the photo of two people as a background that overtakes the actual words you want to read. Board members serve on all committees too. Maybe, and I have said this before on several occasions, each committee should have a spokesperson who reports to the board. Spread the work around and maybe if less time is required to volunteer there would be more members willing to do just that. Or are people that want to serve on the board as well as all committees people that have a need to control everything? Just my opinion but maybe people would go to meetings if they wanted to. I watch every meeting and see eyes rolling on that stage, catch a hot mic moment or two. Why physically go to a meeting with that attitude resonating from those "in charge"?
I specifically voted for Rick Gray because of his tenure as a State Senator and Representative. I especially liked the fact that he was House Whip! It was necessary to herd the cats to get things done and that's exactly what the RCSC Board needs. I also would like to see Rick become the Board President. Perhaps he can teach some Directors how to function as a Board? Yes, and that would be the Chair of the committee. Per Robert's Rules, the Chair typically reports: "In the case of a committee, the committee chairman is the reporting member unless—because he does not agree with the report or for any other reason—he does not wish to give it, in which event the committee chooses another one of its members."
