Sun City Foundation - New Board Members

    The Sun City Property Holdings was setup to deal with foreclosed properties, real estate.
    To become what you’re suggesting, to assist residents prior to their property being foreclosed, would need go through a charity.
    Could the Sun City Foundation be involved with possessing real estate, as a donation or endowment?
    Should Sun City be a community known for providing a long term financial safety net to residents?

    WHEREAS the corporation’s intent to engage in the business of real estate is solely for the function of accepting foreclosure assignment of real estate in Sun City, Arizona from the Recreation Centers of Sun City, Inc.     With all due respect Tom, the Foundation wasn't created to pay fees for residents for the long haul.

    Look, there are much smarter people then me out there who are also very well experienced in such matters. I'm sure something could be figured out because I just don't see much of an advantage to helping someone with a permanent need only once !



    I'm not sure why you think helping residents is a one off event Tom? It never used to be. I can only speak from what happened when i was president, but one of the discussions we often had regarding repeat applications was more about the long term financial implications.

    Didn't you post the application link for the assessment fee here? I can't find it.

    Also for whoever cares when you google SC RCSC Foundation no results show. SCHOA shows but with little info. SCW comes up with a wealth of info.

    That's true, however, that's a statement in the Bylaws in a "whereas" clause, which is merely a preamble to the Bylaws. I'm not saying that that wording has no effect, but what I am saying is it can be changed without violating the Articles of Incorporation.

    The actual Articles of Incorporation clearly states in Article II, that Initial Business of the Corporation is its intent to engage in the business of real estate.

    So in my opinion, all that's required to deal with what I have suggested, is the will and desire to do so, and a change to the bylaws.

    The application link is on the bottom, right hand side. It looks like it is just an accounting form.

    It took me awhile to find it too. I go to the RCSC Website then scroll to the bottom to Sun City Foundation.

    I will go to the website. If I remember correctly there are 2 Foundations here. SCHOA for help with yards, etc and RCSC for one time assessment fee, correct?

    Website connection gets same error message. Guess they want to keep it a secret.

    I applied for Cox internet assistance last week and received it without having to give them my firstborn. $30/mo. W2 only requirement yet RCSC wants to invade my home and practically do a body cavity search for a onetime pmt of $575. I am sure you all saw my post on Nextdoor. It's time to raise awareness here. 54 comments so far. We residents need our voice back. We lost it around 2005 or 2006.

    I typed in Sun City Recreation Center. It took me to a map showing Lakeview Rec Center. Then I clicked on "website" below in red print. Once RCSC shows up you need to scroll down to the bottom to find the Sun City Foundation link (underlined). That is the only way I have been able to get to it. All other attempts have not been successful since the website was changed. Good luck!

    That would also include utilities and maintenance. Another thought, where is the “seed money” coming from to fund this idea?

    To my naysayer friend Dave...

    Dave, it was just a little out of the box thinking.

    As far as the costs of the other items you mentioned goes? Could all be part of the negotiations and final agreement! Besides, if per the Sun City Property Holdings Articles of Incorporation, its intent is too engage in the business of real estate, why couldn't the corporation engage in property management and do the maintenance itself? Perhaps use the RCSC Skilled Labor?

    Look, all I'm saying is the Articles of Incorporations Initial Business is stated so broadly, it would only require an amendment to the Bylaws to engage in real estate as deeply as is the will and desire to do so.

    There are grants available to help seniors with their home repairs that the SCPH corp. could apply for:

    Dave, It is my understanding that the Men's Club has given $5,000 to the Foundation's unrestricted funds that could be used for "seed money". I believe RCSC will continue to provide "in kind" contributions which would include some accounting services, etc. I might suggest to the SC Foundation Board at our November meeting that all Directors consider giving a donation to get us started. No motion or vote needed. (Not even sure at this point if Foundation Directors can vote.) Donations could be anonymous or not. Amount should be whatever they are comfortable giving. I would prefer anonymous so no one feels compelled to match another person's donation but some may prefer to have their name attached to their contribution. Either way is fine. I already have an amount in mind to donate and it will be anonymous. Putting my money where my mouth is! I am sure the Foundation would be very happy to accept any donations but the contributor should indicate whether it is for "restricted" or "unrestricted" funds. I think it is too early to have a formal campaign for funding but many foundations do it at the end of the year. First we need to get our ducks in order, priorities established, and procedures in place. That will take time. Thanks for your interest in this and glad you asked the question about "seed money". I am sure others are thinking the same thing. If there are other plans, I don't know about them.

    Does anybody know what the status of the Sun City Property Holdings Corporation is? Is it a 501-c-3 or 501-c-4?

    It doesn't seem to be identified in either the Articles of Incorporation or the Bylaws????

    I really don't know much about it, but I don't think its intended purpose is to purchase homes for Members.

    So they can, in fact, ramp-up their activities and engage pretty much in any type of real estate transactions and business they care too.

    It also appears that they can receive grants and donations!

    Can a for profit company receive a grant?

    However, Tom, I am not sure if donations and grants to for-profit businesses and organizations are tax deductible.
