    Types of Housing In Sun City original

    Single Family Dwellings - 2 & 3 Bedroom - 1-2 Baths - Carports or Garage

    Duplex Homes (usually called Condos)- Single Story - 2 Units Side-by-Side 2 & 3 Bedroom - 1 & 2 Baths Carport or Garage
    Open Garden Setting at Rear - Street Facing - Individual Ownership - Common Grounds Homeowners Association

    Garden Apartments - Single Story - In Rows - On Courts or Facint Streets - 1, 2 & 3 Bedrooms - 1 & 2 Baths
    Carport or Garage - Private Rear Wallaed Patio - Individual Ownership - Common Grounds Homeowners Association

    I have not given any prices. Sun City suffered in the downturn but prices are starting to go back up.

    Below is the greenbelt behind my condo.

    We chose a single-family 3 bedroom home with two baths. The wall between the kitchen and living room/dining room came down last year and now I have a much larger area to entertain. That is what is great about these homes. All the interior walls can be moved or removed to make your own space. We chose not to go into a neighborhood with HOA as we didn't want a monthly maintenance fee. Our lawn is low maintenance without grass and a lot of shrubs and trees to water.

    I am curious as to where the single family homes are without HOA. I know you do not have to pay the HOA fee if you do not want to, but did not know there were areas without HOA fees. Thanks. $20 a year seems like such a deal to me.

    Hey Fiona. Most single family homes in Sun City have no mandatory HOA fees. The exception would be on the lakes and Rancho Estates. The remainder of the single family homes are covered by SCHOA and compliance with the CC&R's is mandatory but membership is voluntary ($20 per year).

    As noted above, about a third of Sun City homes are not single family and belong to their own individual HOA's. I think there is 386 of them and each has their own documents and governance. There is also a Condominium Owners Association (COA) that exists to help them be compliant with state statutes. They're down on Coggins.

    Finally, there is a bit of an anomaly in the community many folks aren't aware of. In 1970 DEVCO opened a series of interesting models called Patio Homes. If you are driving down Del Webb Blvd to Fry's (the other side of Grand Ave) you would begin to see them starting at the corner of Cameo. They run for about four short blocks and there are a total of 72 units (or is it 78?). No matter, what makes them so interesting is they have common walls but no HOA fees. In fact they not only have common walls, but some of the highest walls to be found in Sun City. As a footnote, Dels' first wife Hazel actually lived in one when it opened and stayed there till the 90's when the family moved her back to California.

    Sun City is filled with amazing choices that fit almost every need or style.

    My husband told me we joined because some of the HOA dues help to maintain properties that are neglected due to illness or low income. Is that right?

    There are so many choices here.

    B, are these Patio Homes on Cameo on the golf course or the group of home behind those? I looked at them on the map but I'm not sure which 4 blocks you are talking about.

    The other side of the street C. The homes on the golf course are duplex's.

    We did the same gilmark. We had a flood while we were gone last summer, water line into the toilet let loose and flooded the house. Fortunately we have a good neighbor who checks our house every couple days and he was able to shut the water off before any more damage was done. Since the Insurance company was going to be covering all repairs to the floors, interior doors, gutting the bathroom etc, we decided it was the perfect time to do a major remodel and took down the interior wall between the living area and the kitchen dining area......replacing it with a breakfast bar. Now we can sit in the living room or at the bar and see out into the back yard with all the fruit trees and flowering bougainvillea (until, of course, the winter freeze did them in). At least the 6 citrus tress were unharmed by the freeze.

    This is our second remodel on the house since we have owned it, the first was 10 years ago and mostly cosmetic, at that time I was so enchanted with the 60's style that I didn't want to change anything original, even keeping the bar style swinging doors into the kitchen. This time around, we did it all gutting the inside of bath, kitchen, and relocating plumbing for the clothes washer, adding a new sewer drain for it.....like you said.....the construction of the original Sun City homes allows for an endless number of design adaptations......we are already planning on what to do next.

    I love the different models of homes in Sun City. I have the Rainier model with the front window toward the street. The living room and dining room are on the back. Comfy and look great when you enter the foyer. Two bedrooms on the front; one on the back; two bathrooms... Arizona room and screen porch -- think I'm in heaven!

    B, I looked into those patio homes you mentioned. I saw a youtube of the inside of one. It was 2 years old but I called the Realtor who posted it. I really like them, very unique patios, and they have a 15 foot wall for the courtyard...no coyote is getting over that. In general they are very secure. I thought that would be a good solution for me, despite the common wall. But they are expensive and not too many go on the market. I'll keep looking for one though. If not, I might build my own tall courtyard off a patio or something. I have one dog that just loves to sit outside for hours, he doesn't need much space, just wants to sit. I hate to take than away from him.

    There are currently two or three of them on the market Cynthia. They are higher priced but when you consider there aren't association fees ($150-$200 per month), it may balance out. Don't get me wrong though, there are costs covered by those association fees so it isn't quite that simple a math equation.

    There were 3 models ranging in square footage from 1800 something to 2200. Mrs. Webb's was for sale two years back and we considered buying it. The prices really reflect the amount of renovation. They are totally cool and the people I know that own them love them.

    Wonder why the Realtors I talked to say they have nothing available? Not listed in the MLS either. I'll keep trying. Do any of the people you know say anything about hearing the neighbors (because of the shared wall)? I'm worried more about me bothering them then them bothering me.

    Nope, no worries there. I know of three homes currently listed with signs in front of them Be wary though, if you buy one on Del Webb Blvd, backing out can be a real drag. I'll see if I can get you the address's so you can look them up that way.

    Here is a great page about Sun City Original.

    It has a Community Tour, Relocation Package, and best of all
    FLOOR PLANS OF ALL MODELS.
    I checked & my model 25 is listed there.

    The house listed on Tropicana is a few blocks from me!

    Just a note. Some of the homes had a large door from laundry room into garage so golf cart could be brought inside. This was because there was just a carport. When an enclosed garage was added, that door was made into a wall. That happend at my house. Now I have lots of storage where door was.

    Be aware that there could be height restrictions for walls.
