This certainly will make for an entertaining meeting. I think we will see the wheat separated from the chaff as far as board members go and where they stand on each of these items. I suspect we'll be hearing a lot of comments from Members on both Mountain View and the proposed pickleball courts at Lake View? I think this will be a very informative meeting in many respects! Bring the popcorn!
At the time that was first posted on the RCSC website along with the agenda and included in the official notice of next week’s board meeting, content was inaccurate. Lake lot residents had been advised Feb. 3rd, that there would be a four month delay because of the issue of disposal. RCSC did not have a plan for disposal because of the estimate error of 16,000 cubic yards actually being 80,000 cubic yards of soil/sludge. Now that a farmer has agreed to accept it, within the RCSC budget, the slide is more accurate.
Remember who is the most effective force behind these positive changes in the board with move to come. Mr. Pearson we thank you. It seems to me that Bill is actually more effective than if he were a RCSC board member. I appreciate all of you, but Bill is exceptional. Bob A.
I'm not from Missouri, the "Show Me" state. I was born and raised in New Jersey the "Don't trust anybody" state! What ticks me off is the fact that Aquascapes knew that Cook increased the budget to 8 million! Look...everybody knows that when you sell your house or your car there's two prices, there's the asking price and then there's the lower price you're willing to accept. You never go into financial negotiations when the potential buyer already knows your bottom line. Seems to me that after Aquascapes found out the budget had been increased they found a way/excuse to increase the project cost and increase their profit margin? Not accusing anybody of anything, just speculation on my part! Something smells fishy and it ain't just coming from the dried-up lake!
Doesn’t reveal facts told to lake shore residents on Feb. 2, 2023…quantity, not condition of the 16,000 cu yds vs 80,000 cu yds and the four month delay moving the completion to October. There are too many sources that don’t provide the same “facts;” video of meeting with Lake residents 02.2.23, Sun City Independent article quoting Cook, GM Update deck and the RCSC Management Report. We need reliable information communication! “Viewpoint Lake Repair (PIF) • Budget: $8.0M Total Cost to date: $1.7M (thru January 2023) • Proposals to assess cost/schedule impact due to unforeseen condition of 12” earth cover over the old liner is in progress. • Budget will be maintained; there will be a slide to the schedule. Completion date tbd. • Status: Yellow” Source: RCSC Management Report Feb. 23, 2023 page 2 of 8, buried on page 12 of 23 in the Agenda with attachments. https://suncityaz.org/wp-content/uploads/2023/02/2023_02_23-Board-Meeting-Agenda-with-Attachments.pdf GM Update BUILDING & INFRASTRUCTURE ▪ Viewpoint Lake Repair ▪ Budget: $1.7M of the $8.0M Budget Spent ▪ Schedule: Rain continues to delay sediment removal. Increased Soil Estimates Requiring Alternative Soil Removal Plan also Delaying Project ▪ Recent Milestones Completed: Quotes received for Soil Removal and Soil Screening ▪ Next Steps: Begin Sediment Removal https://suncityaz.org/wp-content/uploads/2023/02/GM-Rec-Centers-Update-February-2023-022323.pdf page 7 of 12
OVER the liner????? Seems to me somebody didn't do their due diligence when they evaluated and quoted the project at 6 million? You mean nobody took the time to take a core sample to see how deep the liner was covered before they quoted the job? They said they had divers in the lake. What were they doing? Like I said, something smells fishy and it ain't just coming from the dried-up lake!
For what it's worth, the original 6 million dollar budget was increased a scant 3 or 4 months after originally released. The 33% increase to 8 million dollars caught many of us, including board members, by surprise. When questioned about it, the GM told us all; "not a dime more." For anyone living in Sun City and following RCSC projects over the years, serious underbidding has been a way of life. One contractor constantly presented the lowest bid for work, was awarded the contract and invariably was stunned when he started the project only to find additional problems. He simply would present the board with work orders that increased costs to what the other contractors had bid. They were smart enough to know when replacing a 40 year old structure what they would find and bid accordingly. It literally became a joke, a one liner that could be used by any stand-up comedian looking for a good laugh. Except there was nothing funny about it. I am comfortable waiting to see the final numbers. I've written too many times the 8 million dollars was never enough. Hopefully this time i can say i was wrong.
I also am waiting to see more info. Yes, it would be nice if Cook provided more info in a more timely manor - but seriously, his statements are correct and he is working the issue. I really don't want daily updates on every issue he deals with. Having said that, I think it's great we keep an eye on it - and great we all remember "not a dime more"!
