Back in 2019 I posted this request: "Since this forum has folks who know lots about how boards run or should be run and probably have had contact with some of the candidates, does anyone endorse any of the candidates or could make some educated guesses about which ones might be better for our community than others?" Well, now we're in 2022 and there has been discussion about RCSC elections, but haven't seen any discussions on SCHOA, unless I've overlooked them somehow, so I'm asking again....
Pam Schwartz is wonderful, totally. I like the second woman in the race as well. After that it's mix and match. I like people who have an understanding of organizations rather than just business acumen. That said, i think there are 5 openings. I am going to vote for Jerry Walzak, i am really curious to see if his candidacy on the RCSC was real or just a ploy to appoint someone when he doesn't fill the opening (should he win). Rumor is if he wins both he will drop SCHOA; we'll see, maybe. SCHOA, by the way, has been going through some internal strife. They have now hired their 3rd general manager in the past year or so. Hopefully Lisa Gray will stabilize the organization and keep it grounded in their roots, enforcement of the CC&R's.
Larry Walczak does absolutely nothing for the "homeowners" Plus, he badly represented any homeowners with real concerns. Their must be a reason he all of a sudden "resigned" from COA.
There is an internet post back in 2018 It reads, states: "The Association management of Sun City are uncaring or unresponsive to the "Residence needs" Which would include the protection of our "investments" in Real Estate bought here in Sun City. Thoughts of HOA FEES to protect our outside walls, paint, chalking etc etc. PLUS Yearly fees of EVERY residence of nearly $500 per resident per year. We, personally have not found any of these "protective fees" to be true here in owning property in Sun City. Can anyone explain?
Interesting question Deanne, no idea what Walczak was referring to. I know he has been kicking around the Condo Owners Association for years and i saw a letter to the editor critical of him and his stance regarding how individual condo associations were handing conversions to desert landscaping. I couldn't tell exactly what the complaint was. I'm more curious with him running for both the SCHOA board and the RCSC board which one he would drop from should he win both.
I asked Mr Walczak point blank and his response was that he would serve on both and the time requirements of both could be handled.
I find that curious. As an RCSC board member you cannot be an officer in a club, a conflict of interest. I can't recall anyone who served two masters over the years by being on two boards at the same time (other than the Sun City Foundation which is a subsidiary of the RCSC). I guess it might work if Jerry is elected, that way he could be the liaison to SCHOA and he would just be there as a board member too. Ouch. After hearing the pittance of money allocated to clubs this year for projects in 2023, it might behoove the RCSC to say you can't be a member of a club either. Apparently there are only 3 clubs getting projects done, 1 of them is for a handful of dollars, the other 2, a fistful. One in the 400k-600k range, the other in the 200k range. Curious, i wonder if either of those clubs have RCSC officers in them? Personally, i hate what has happened this year, let's recap: 1). Promising the Mountain View will be done, without knowing the cost. 2). Telling the dog club they will put the indoor arena on the PIF schedule (please don't hold your breath it will ever happen). 3). Telling the softball players they are building them a new building with lighting( should have been done 4 years ago). 4). Promising the pickleball players they will get courts at Lakeview without proving an details. 5). Giving no increase to the cost of full play passes for RCSC golfers who haven't had an increase since 2017; but guaranteeing them rental of a golf car for a fraction of the cost for a fraction of the cost a full pay or surcharge RCSC member would pay. While asking the rest of the membership to pay for it. All of this is curious when you consider the lake project that is running into snafus. Hopefully the general manager remembers his words, "not a dime more than the 8 million dollars." This came about when the the price exploded from 6 million to 8 million dollars over a matter of months. They've done a good job of keeping owners appraised of what is happening, will that continue as this drags on longer than projected? We know next year, the ADWR 4th water management plan kicks in, will we begin to do the desert landscaping they need done for the 2025 5th plan begin? Will the 19 million dollars budgeted through 2029 be enough to do the conversions on all of the roughs? Will ADWR cut them some slack and let them take 5 years to do the conversions? Will RCSC members, 88% who don't golf, be happy to dump another 20 million dollars into those conversions so RCSC members can buy full play golf passes and play for $5-$10 a round and with outsiders getting cheaper golf than the members who own the courses? With the demise of the Life Long Learning Club will the RCSC step up and insure continuing education classes be offered again, like in the good old days? With the general manager now having kicked the POSSE to the curb, will the RCSC add a new line item to their budget: Paid off duty security with the potential costs in the hundreds of thousands of dollars? You can well see the point here, what are the plans going forward? Lots of costs, potentially even from the capital budgets; mostly though from PIF. Will home sales slow and that 8 million dollar yearly nut become 6 or 7 million dollars? If that happens, then what? Increase the PIF to 5k or 6k? How about we make those new $400,000.00 units at Royal Oak pay the access fees we told the K-Hov builders to pay? Instead we'll let them in for no PIF and no access fees. The argument is they aren't owned (by anybody but Royal Oak). I know, nobody knows about any of this stuff and worse yet, no one cares. We know for damned sure they aren't going to broadcast which clubs are getting the much needed repairs, while others that have been requesting things for years are being ignored yet again and mentioning it to no one.

Saw this on the news today. They are not armed but them being there could be a deterrent. BUT, they also are not 80+ years old. Again, and I said it before. It's an insurance issue.

They said processes need to be in place. Insurance NOT an issue. Processes had already been defined by Posse when they approached Cook in March. So why the RCSC holdup to finalize mutually agreed processes instead of $hiring$ off duty sheriff to do what the Posse volunteered to do for FREE??
And it seems that the only person talking about the Posse checking the insides of the buildings is Bill Cook! I don't recall Mr. Fuller ever asking for access to the inside of buildings but only permission to patrol the golf course! Who makes up this crap, or am I wrong?
