That was a great price Emily as condo's of that size are running in the $70,000-$85,000 range (dependent on how much has been done to them). But there are also other considerations; where in phase 2? What kind of Home Owners Association is there? Are they financially solvent and well run? How new is the air conditioning? What shape is the roof in and is it covered by your monthly HOA fees? Price alone should not be your sole benchmark. I strongly encourage people to get a solid grasp of where each of the various sections of the community are located. For example when we drive down Thunderbird and cross 99th heading east there is a condo for sale sign that says it's only $30,000. It's been for sale for months now. Clearly it is "priced right." The location is challenging simply because it is quite a ways away from any center and getting to them is a little more difficult (given the streets you need cross). The funny thing is these condo's were some of the last built in Sun City. It is the site of the old DEVCO storage and construction yards. I'm told it was going to be the back 9 side of Quail Run Golf course (the 9 hole, two tee box course), but they couldn't figure how to get over Grand Ave as it kept getting more and more busy. The better you know what you want and the better you know what part of Sun City you want to live in, the easier the search will be.
I live smack dab in the middle of Phase II. Great location. A little over a mile to Bell Rec, library, Frys, Safeway, CVS, and many other stores. Less than a mile to my church, Sun Dial Rec, Walgreens, Dollar Store, True Value, State Farm, and more. I think there are 3 maybe 4 Walmarts within 5 miles. I prefer the one on Lake Pleasant because it is the easiest to get to. And, the Lake Pleasant shopping center is very convenient. I take 107th to get to both places. No traffic a'tall. I get around quite well without having to drive on Bell Rd which I avoid as much as possible. Statistically I think Bell & 99th have the most accidents in the state. When I purchased my home I was not aware of how close places were. Just lucky.
I thought when you purchased a home an inspection was mandatory. I have considered purchasing one of the low priced places. Then decided I did not want to be a landlord. Woops. I mean landlady.
Inspection is only mandatory if you are taking out a mortgage. Cash buyers can do anything they want.
