I just toured the 3 new HOV homes. Absolutely gorgeous! No expense was spared in furnishings. The 3 homes were 1. Firetail - $213,990 2. Snapdragon - $233,990 3. Swallowtail - $240,990 #3 is the only one with a builtin stove top. An upgrade? #2 has a lap pool (3 laps???). An upgrade for sure. It has a double shower that I was told was an upgrade. #1 has the sales office to be garage. The kitchen could use the addition of a center island. Much wasted space. All of the closets in the master suites should be refigured with more rods. All of the toilets have their "own" little room. The homes are worth taking a look. There were only a couple other people when I was there. So I was able to do a lot of snooping. Things would really look different if I were to move my present furniture into one of the houses. I didn't see any recliners for tv watching. Only sofas. You really aren't aware of how close you are to next house unless you look up and see a window. And, the back faces the street. If you backed up to another house, it might be a different story. Let me know your story.
I think the prices are base prices but the models seem to have quite a few upgrades. Something else I thought of is that the homes are definitely NOT for a single person. They are for a couple and probably one that does a lot of entertaining. Now, I ask you, how many senior citizens do a lot of "formal" entertaining? Once a person retires, they kind of stick to casual entertaining. At least that's what happens in my neighborhood with people ranging in age from 55 and up. Once a week one couple has a cocktail hour open to whoever wants to come. We bring our own drink and a snack. It's very casual and I usually go. This same person has an "invitation only" party for the 3 horse races in the Spring. Same deal - bring drink & snack. We also place bets. I happen to be the social chairperson for my association and plan about 4 get togethers a year. They are well attended. The next one is a potluck on the commons behind our condos. Then there are always a few people who do not want to do anything. That's their choice. Personally, I think it is important to keep active. September has been very boring for me because of 2 cataract surgeries and I am looking forward to getting back to my social life next week! That will include volunteering at Visitor Center and Posse, pool excercise classes, and a couple of clubs.
Much too big in my opinion. I would definitely need a cleaning person. Don't know why I should say that when I have a 2 BR 2 BA 1900+ condo. The homes just don't seem to lend themselves to casual living. Perhaps it's the fancy dancy furnishings. Go take a look and tell me what you think.
An Open House might be kind of busy. It would be wise to look at the houses another time. I think they are open from 10-6. Fancy ? Just said what popped into my mind.
Wonder how their soft opening is going? I heard yesterday from a realtor who took the agents tour a week back or so he thought the homes were spectacular. That doesn't surprise me, KHov has been playing in the age restricted market for a while now and should have it down pat. Anyone know when their Grand Opening is scheduled for? I thought it was this weekend, but have seen nothing about it.
Does anyone know if there are two HOA fees? Often these infill developments done with a different builder will have their own HOA fee along with the overall developments fee. This is the case in Vistancia with the townhome infill development that went bankrupt during the crash. the residents had to pay two substantial fees. Can't wait to go see them.
The monthly fee is probably to maintain the common grounds. There are a few green areas that double for water retention when we get heavy rains. It is also possible that the streets & sidewalks are private property and will not be maintained by the County.
Sounds about right a; drove through there the other night and the water retention holding areas were doing their job after the heavy rain falls we got.
